Zonda’s 2025 Cost vs. Value report puts garage door replacement at roughly 271% of cost recouped nationally, a steel entry door around 216%, and interior paint around 107%. National averages — directional, not a guarantee on any one home.

A repair now beats a credit later

Roughly 86% of inspections turn up at least one issue, and inspection findings are the leading cause of pending sales falling through. Typical post-inspection renegotiation runs $2,000 to $12,000.

Prep is what makes the photos work

Professionally photographed listings have sold roughly 32% faster than comparable listings. The photographer can only shoot what’s there.

How fast can you turn a listing?

Depends on scope and the week — but the photo date is the deadline I work backward from. Tell me the date at the walkthrough and you’ll know then whether I can hit it. I’d rather say no than miss it.

My seller doesn’t want to spend anything.

Most don’t, until they see the number next to what it protects. Give me the walkthrough and you’ll have a scope and price you can put in front of them. If the honest answer is the house doesn’t need the work, you’ll hear that too.

Can payment come out of closing?

Sometimes, on larger scopes — it’s case by case, not a standing offer. It depends on the property, the timeline, and terms we agree in writing beforehand. Most jobs run on normal terms. Ask early and I’ll tell you straight whether it’s on the table for yours.

What if something comes up mid-job?

You hear about it the day it happens, with a number, before any additional work goes forward.

Are you insured, and can I get a COI?

Yes and yes — before the first day on site, made out however your brokerage needs it.

What won’t you touch?

Structural work, roofing systems, HVAC replacement, and electrical panels. Those go to licensed trades. If a walkthrough turns up something in that category, you’ll hear it from me and I’ll point you to someone who does it.
